A small scale development by a private developer on a constrained site this group of houses required a sensitive scheme within a conservation area, addressing issues of archaeology, ecology and trees. In addition one of the houses was built using an innovative raft foundation and a timber frame to reduce ground loading over sensitive archaeological deposits.
Housing Development in Teesdale
Date - 2011
Client - Private Developer
Location - Teesdale, County Durham
Brief - Development of a former farm yard within a village setting to create three individual properties.

The Issues
This former farm yard is positioned behind a street frontage in a village conservation area close to several listed buildings and scheduled monuments. The site was further complicated by the presence of a Roman road running through the property and significant archaeological deposits at shallow depth all of which required a detailed understanding of their importance.

The Outcome
The modest development was successfully completed and now forms a well regarded part of the village.
